The first phase of the process is to get idea to paper. We have a walkthrough of your home and your yard. We look at property lines, what type of utilities you have. Having the right size septic and updated well is required for additions if you are not on city water. In this process we come to an understanding of scale. many times clients

In this process we come to an understanding of scale. many times clients are simply looking at the cost to build, but for older homes there are often updates required before county will allow new construction. Additions trigger updates to the rest of the house to bring certain aspects up to code.

One we have our design and plans we can build. Some designs require an engineer, others are simple enough that traditional framing will suffice. Often in this phase, as the building is coming into place, theory versus praxis comes into play. What you thought would fit may not fit, or you change your mind. Here at Sandco we want you to be

This Ellicott City project the Home owner was the GC, and handles the interior finishing, but as far as making the footer and the structure they needed a some assistance. We were happy to assist them in giving them a canvas to build equity in there home and enhance their living space.

The Concrete removal was one for the books. Half of the bad was 1 foot thick. Typical patios are 4 inches, maybe 6 inches if you want extra credit, which is also the standard for driveway. Safe to say without heavy equipment the concrete was not going anywhere.

These footers where deep, thick and reinforced with concrete. We tied the rebar into the existing foundation to connect the body and decrease shifting where freezing and thawing.

After footers set, block was installed with access. Then on to the rough framing. Baseplate and joist for flooring are displayed here.

The Build was approximately 15x16. We the new addition was connecting the house next to an older addition, regulation we had to remove the older addition roof and build new addition roof connecting both new and original home. We build structure, installed roof and wrap, until Owner was ready to take the baton.

In Howard County you typically get at least $250 per square foot of living space in equity. New builds can be as much as $375 per square foot based on recent sales. With each year of appreciation, that value grows.

This project in Ellicott City was a two story addition, with unfinished space on bottom and finish space on top level. The basement will later be finished to the customers liking. In this build we made a custom bay window, installed spiral stair case, both levels also have a dual zone mini split.

Because we were working with two slopes, one from front to rear, and from right of picture to left, there was much dirt to be removed. We excavated tons of dirt. This can be seen by the white diagonal like that marks what was above grade, and what is being extended out. Because of front to rear slope the addition will be a walkout.

Hip roof construction to conserve the aesthetics of the original build.

Building of the Basement was. Concrete Block was used, we attached an achors to help keep the wall from shifting to the original foundation, same a footers. The foundation walls were also reinforced with rebar.

We built this hip roof with traditional framing technique into the existing house. By keep the same roof build the addition appears more original even though there is nearly 100 year difference in age.

Here we have the windows and doors in and are drying-in the house, which means the utilities can do their respective projects.

The original shingle color was no longer available. The customer decided to update the single color and style from the three-tab shingle to the architectural style.

During out framing inspection were instructed to have the roof reassess by a structural engineer. When going for a permit the plans are approved by structural engineers. But bureaucracy. Once assess the engineer advised to reinforce the structure. Easier said than done. We intricately cut the size of the LVL beam while maintaining structural integrity of the addition. This was an over 20ft Cut!

We made sure the customer had an addition built with integrity. With the installation of the LVLs on each hip the Framing inspection was ready to be passed pending special trades.

We are able to adapt to changes both aesthetically and structurally. What matters most is a quality build.

Drywall is in the process to being finish to Level 4. Stairs will be built soon.

 The Spiral Staircase was added after building started as an amendment. Because the stair case opens up both the unfinished area to the finish area both spaces required air conditioning. If a traditional stair had been used the unfinished space would not be required to be air conditioned. Special changes are sometimes necesary to make it yours, and we are ready to help.

 The project added an additional 810 square feet, 405 square foot finished. In Howard County you will get at around $250 in value per square foot of living space and around $350 for new construction.
